To keep the place plastic free, we requests our guests not to bring or leave any kind of plastic items during their stay. Any plastic item brought and used must be taken back. Appreciate your co-operation.

What to expect at our estate

Estate - We have kept this place as natural as we found it. This estate was acquired in its pristine form and developed from January 2016 onwards. We have planted Coffee and Pepper in our estate. We do not have tea plantations in our estate but if you are looking for The Tea Estate it is 3km from us.

Location - Kadumane Hills Estate is located on a hill top with a panaromic view of a valley of paddy fields and coffee estates together with forests. We have taken care to preserve this place as natural as we found it. In this natural setting, guest cottages are built with modern facilities to make guests comfortable.

Cottages - Each of our cottages is equipped with a sit-out overlooking natural valleys. Approximate area of cottages is 15ft x 20ft. Cottage windows are fitted with mesh to prevent insects from sneaking inside. There are no TVs. We want our guests mostly outdoors in estate. We want our guests to feel the serene surrondings and hear natural sounds of the forest. Our cottages are constructed with natural materials and are designed to have natural air circulation to keep cool inside. All our cottages are Non-AC but have fans.

Terrain - Our property has a hilly terrain and has all the aspects of a hill top. Access to cottages is both by walk and vehicles. All Cottages are accessible by climbing few steps for the entrance.

Roads - Our estate is 13km from the Saklespura town and well laid concrete roads make a comfortable drive. The last 1km has estate kaccha roads where the drive takes you in the midst of forests and coffee estates. Before reaching the estate, the drive leads you to cross a shallow stream. Only 4x4 jeep vehicles are allowed at this crossing. All other guest vehicles need to be parked before this crossing at the designated parking lot and our estate jeep will take you inside.

Our estate entrance is 5 minute walk from this parking lot. One can choose to walk this stretch and sure, we'll carry your luggage to your cottages.

Food - We serve Malnad sytle veg and non-veg dishes. We do prepare and serve Jain food on request. We do not serve any alcoholic drinks.

Drinking Water - Natural water from a dug well, fed from mountain stream is available.

Senior and Disabled : The natural hilly terrain of our property poses challenges for everyone. If our guests have any disability or if there are senior citizens then please let us know in advance before booking so that we can accomodate by giving cottages near Dine area or cottages that can be accessed without steps. Such cottages are limited so please speak to us before booking your stay.

Campfires

Here at Kadumane Hills we are all about campfires. We think that camping without a campfire is totally crazy and that is why we encourage a safe fire in the evenings. Not only do campfires provide warmth and a focal point for any group or family, but loads of fun too!

We provide a fire pit to every group. We also provide benches and wooden logs around the fire pit so that in the evenings you can sit comfortably and enjoy the warmth. At the same time respect the dangers associated with having campfires.

Here is a quick guide:
1. Only use the fire pits provided.
2. Fire pits should be at least 10 meters away from any tent.
3. Do not collect any wood yourselves!
4. Ashes and embers might still be hot in the morning.
5. Please do not burn anyother materials like paper and plastics in the fire pits.
6. Camp fires are provided only during non-Rainy and non-windy days/seasons.
7. Camp fires are strict NO during dry season to prevent forest fires.

Please note that the estate management cannot accept responsibility for your possessions or any personal injuries sustained while camping or using fires.

Terms and Conditions

PAYMENT TERMS :

1. Due to limited accommodation at our estate, a 50% payment is required to secure confirmed bookings.
2. REMITTANCES: Payments Need To Be Made Via PayTM RTGS/ NEFT/ Online transfer.

3. Package includes Accommodation with food.( lunch, tea with snacks, dinner, breakfast for one night stay).
4. Check-in after 11 am. Check-out 11am next day.
5. Transfers to & from our estate to Sakleshpur are not included in the tariff.

CANCELLATION CHARGES :

1. 40% - Minimum cancellation charges applicable.
2. NO REFUND in case of cancellations made less than 7 days from date of check-in.
3. NO REFUND applicable on local van bookings.
